Why I'm formalizing this.

I'm Joel Lujan. I've run Premium Roofing & Restoration in Sarasota since 2017, and a lot of our best work has always come through agents — a listing that needed a roof before it could go live, a buyer whose inspection turned something up two weeks before closing.

Those referrals were always handshakes. The agent did us a real favor and got a thank-you at best. That's a bad trade, and it's why those relationships never stick.

Questions agents actually ask

How much is the fee?

A flat amount per completed job, tiered by the scope of work — full replacements pay more than repairs, and repairs above a minimum job size still pay. The exact schedule is written into the partner agreement so there’s never a negotiation after the fact.

What work qualifies?

Retail work your client pays for directly: full re-roofs, repairs that surface during a sale, pre-listing and due-diligence work, and new construction. The agreement defines qualifying work precisely — fees apply to retail jobs only.

Does the fee go through my brokerage?

No. Roofing referrals aren’t real estate services, so the fee is paid directly to you — as an individual or to your LLC/PA, your choice. That said, we encourage you to loop your broker in, and the agreement is written so you can hand it straight to them.

What do I tell my clients?

The truth, on paper: NAR Code of Ethics Article 6 asks you to disclose when you receive a financial benefit for recommending a vendor, and we give you plug-and-play disclosure language so that conversation takes thirty seconds.

What areas do you cover?

The Florida Gulf Coast — Sarasota, Manatee, Charlotte, Lee, and Collier counties, from Sarasota down to Marco Island.

What does it cost me?

Nothing. There’s no membership fee and no exclusivity — you can keep every roofer you already know. We just think a written partnership with fast reports and a fee that actually shows up will earn the relationship.
