Emergency Roof Repair in Sarasota & the Florida Gulf Coast

Active leak? Storm damage? Missing tiles after a hurricane? Premium Roofing responds same-day during business hours for active interior leaks, and we target tarping within 24 hours for storm damage. Locally owned and on the Gulf Coast since 2017.

Response window: Monday–Saturday 7 AM to 6 PM. After-hours calls are logged and returned the next business morning. Licensed & insured in Florida.

When the Repair Can’t Wait

Signs that mean call now — not next week, not after you have time to shop around.

Active Leak During or After Rain

Water entering through the ceiling, around vents, or down walls means the roof envelope is breached. Every hour delays compound interior damage to drywall, insulation, and electrical.

Visible Damage After a Named Storm

After hurricanes, tropical storms, or severe thunderstorms, even subtle damage — lifted shingles, cracked tiles, displaced flashing — can let water in during the next rain event.

Missing Tiles or Shingles

Bare patches expose the underlayment, then the decking. Once decking is wet, repair scope expands from a patch into a partial deck replacement quickly.

Exposed Decking

If you can see plywood from the ground or from inside the attic, the roof has lost its primary water barrier. This is a same-day tarping situation.

Expanding Ceiling Stains

A stain that grows after each rain confirms an ongoing leak. Stains that look dry but discolored mean a past intrusion that needs source-tracing before it returns.

After-Hours Storm Events

When a storm hits overnight or on a weekend, call or text us. We log emergency requests and triage based on severity. Active interior leaks get the fastest response.

Our Emergency Response Process

A clear path from your first call to a permanent repair — no surprises, no upsells.

01

Call or Text Us

Call (941) 350-7501 or text the same number with photos if you can. Describe the issue — active leak, missing tiles, recent storm, interior damage. We respond during business hours and return after-hours messages the next morning.

02

Same-Day Assessment

For active leaks during business hours, we aim for same-day inspection. If we cannot get on site immediately, we walk you through stop-gap measures by phone — interior containment, temporary patches, where to place buckets.

03

Emergency Tarping

For storm damage and exposed decking, we install a heavy-duty tarp to stop further water intrusion. Tarping is typically completed within 24 hours of inspection, weather permitting.

04

Full Inspection & Estimate

Once the immediate threat is contained, we perform a complete roof inspection — drone photography, damage measurements, material identification — and provide a written repair estimate.

05

Insurance Documentation

If the damage is storm-related, we provide professional documentation — timestamped photos, damage descriptions, itemized estimates — that you submit to your insurer to support your own claim.

06

Permanent Repair

Once the scope is approved (or you choose to proceed regardless of insurance), we schedule and execute the permanent repair using code-compliant materials and a 10-year workmanship warranty.

After a Named Storm

Hurricane, tropical storm, or severe thunderstorm — what to do before, during, and after.

Document Before You Touch Anything

Take photos of every visible damage area from the ground before any cleanup or temporary patching. Insurers want time-stamped evidence that the damage matches the storm event. Our pre-season hurricane checklist walks through the documentation steps in detail.

Florida’s One-Year Claim Window

Under Fla. Stat. §627.70132 (amended by SB 2-A in December 2022), you have one year from the date of loss to file a new property insurance claim, and 18 months to file a supplemental claim. These windows are shorter than they were before 2023. Do not wait. See our insurance documentation page for the full timeline.

Common SWFL Storm-Damage Patterns

We see the same patterns year after year on the Gulf Coast: lifted shingles on east/southeast roof faces (the prevailing storm direction), cracked tile ridges where suction lift exceeded fastener spec, flashing failures at chimneys and skylights, and tree-limb strikes from neighboring oaks. Most are repairable. Some, after enough storm cycles, are not.

Independent Documentation Matters

The most common reason roof claims are denied in Florida is “pre-existing damage” — the insurer’s adjuster argues the damage was there before the storm. Independent professional documentation from a licensed roofing contractor creates a credible comparison point. We provide the evidence; you submit it to your insurer as part of your own claim.

What We Repair

Every common roofing material and damage type across the Florida Gulf Coast.

Tile Roof Repairs

Cracked, slipped, or missing tiles replaced and re-secured. Flashing and underlayment inspected for storm-related compromise.

Shingle Roof Repairs

Lifted, missing, or wind-creased shingles repaired or replaced. Wind uplift inspection to identify shingles that look intact but have lost their seal.

Metal Roof Repairs

Panel damage, loose fasteners, seam separation, and flashing failures addressed. Coating touch-ups when surface damage is cosmetic.

Flat & TPO Repairs

Membrane tears, seam separations, ponding water issues, and parapet flashing failures repaired. Common on commercial and addition-style residential roofs.

Flashing Repairs

Chimney, skylight, vent stack, and wall flashing — the most common leak source on otherwise sound roofs. Re-flashing rather than caulking-over for a permanent fix.

Emergency Tarping

Heavy-duty 6-mil tarp installation for storm damage or exposed decking. Designed to hold for 30-60 days while permanent repairs are scheduled.

Tree Impact Damage

Limb-strike repair from structural decking replacement to surface material patching. We coordinate with tree services when limbs are still in place.

Leak Tracing

Active leaks rarely originate at the visible ceiling stain — water travels along rafters and decking. We trace the source and fix the cause, not the symptom.

Emergency Response Service Area

Same-day emergency response is available across 20 cities on the Florida Gulf Coast.

Sarasota, Venice, Bradenton, Lakewood Ranch, Siesta Key, Longboat Key, Anna Maria, Osprey, Nokomis, Palmetto, North Port, Englewood, Port Charlotte, Punta Gorda, Cape Coral, Fort Myers, Estero, Bonita Springs, Naples, and Marco Island.

Response times during major storm events may extend as we triage based on severity. Active interior leaks always take priority.

Honest Price Framing

Ranges, not quotes — every roof is different. Final price depends on scope, materials, and access.

$350 – $800

Emergency Tarping

Typical range depending on roof size, pitch, and access. Larger or steep-pitch roofs run higher.

$400 – $1,500

Minor Repairs

Single-tile replacement, small flashing repair, isolated shingle replacement. Most leaks fall in this band.

$1,500 – $5,000

Moderate Repairs

Section replacement after storm damage, multi-area flashing rebuild, decking patches under affected areas.

$5,000+

Major Storm Repairs

When damage exceeds 25% of total roof area, Florida code may require full replacement. See our cost guide for replacement pricing.

For full replacement pricing context, see our 2026 Sarasota roof replacement cost guide.

Why Premium Roofing for Emergency Work

A locally owned roofing contractor — not a storm-chaser, not a national franchise.

Locally Owned, Since 2017

We have been on the Gulf Coast since 2017. We are not an out-of-state crew that shows up after a hurricane and disappears before the warranty matters. When the next storm comes through in 2027, 2028, 2029, we are still going to be answering this phone.

10-Year Workmanship Warranty

Permanent repairs come with a 10-year workmanship warranty. Manufacturer warranties on materials are separate and depend on the product. Temporary measures (tarping, stop-gap patches) are clearly identified as such and are not covered by the workmanship warranty — they are bridges to the permanent fix.

No Manufacturer Cert Theater

We do not chase GAF Master Elite or Owens Corning Platinum certifications. Those are marketing programs roofers buy into for the badge — they do not install better roofs. We install to manufacturer spec and Florida Building Code, and our work speaks for itself in the field.

Frequently Asked Questions

Common questions about emergency roof repair on the Gulf Coast.

It depends on your specific policy and the cause of the damage. Most Florida homeowners policies cover sudden storm damage (wind, hail, falling trees) but exclude gradual wear, neglect, or pre-existing conditions. We document what we see — material, age, damage pattern, and likely cause — and provide that documentation to you. You decide whether to submit it to your insurer to support a claim. The decision is yours, and so is the policy interpretation. We are not insurance experts.
For active leaks during business hours, we aim for same-day tarping when scheduling and weather allow. For storm-damage tarping, our target is within 24 hours of the initial call. After major storms when demand spikes, that window may extend — we prioritize active interior leaks first, then exposed decking, then cosmetic damage.
Honestly: we log after-hours calls and respond first thing the next business morning. We do not staff a 24/7 emergency dispatch crew. If your home has an active interior leak after hours, call (941) 350-7501 and leave a detailed message — we will return calls in order of severity starting at 7 AM. For immediate life-safety issues, contact 911 or your local fire department.
Some roofs are at the point where repair is throwing money at a problem that will return next storm. We will tell you honestly when that is the case and walk through replacement options instead. Florida law also has a 25% rule — if more than 25% of a roof is damaged or being repaired within a 12-month window, the entire roof must typically be brought to current code. We help you understand whether your situation triggers that threshold.
We need authorization from the property owner or their designated representative before we can put a tarp on a roof — typically the homeowner or a property manager with written authority. For rental properties, the landlord needs to authorize the work. For homes in escrow, the seller or their agent typically authorizes emergency stabilization while the deal closes.
A properly installed 6-mil reinforced tarp with battens and edge sealing typically holds 30 to 60 days against normal weather. It is a stop-gap, not a permanent fix — the underlying damage still needs to be repaired before the next major storm. Tarps left in place too long degrade in UV and can become a problem of their own.
Initial inspections for storm-damage assessment are free for homeowners in our service area. There is no obligation to proceed with repairs after the inspection. Tarping and repair work are billed separately based on scope and material.
