Restore Your Commercial Roof Instead of Replacing It

A 100% silicone restoration coating renews an aging commercial roof at a fraction of the cost and disruption of a tear-off — no demolition, no downtime, no landfill. Premium Roofing applies Florida Building Code-approved silicone systems over metal, single-ply, modified bitumen, BUR, and SPF roofs across Sarasota and the Gulf Coast, backed by a manufacturer warranty up to 20 years.

Why Coat Instead of Replace

For a sound roof with remaining life, restoration is the smarter capital decision — here is why building owners across the Gulf Coast are choosing it.

Restore, Don’t Replace

A silicone restoration coating renews a structurally sound roof at a fraction of the cost and disruption of a full tear-off. There is no demolition, no dumpsters, no exposed deck, and no tons of old membrane sent to the landfill. Your building stays operational and your crews and tenants stay put while the work happens overhead.

Lower Cooling Bills

Our silicone system cures to a bright reflective white with an initial solar reflectivity of 0.87 and a Solar Reflectance Index (SRI) of 110. On a Florida commercial building, that reflectivity pulls heat off the roof instead of into the building, easing the load on rooftop HVAC and cutting cooling costs through the long Gulf Coast summer.

Built for Ponding Water

Standing water is what destroys ordinary coatings on low-slope commercial roofs. 100% silicone is different — it stays watertight under ponding conditions that break down acrylics and asphaltic systems, which is exactly why it is the right chemistry for flat Florida roofs that never drain perfectly.

One Seamless Membrane

The coating is fluid-applied and self-leveling, so it flows into seams, around penetrations, and over fasteners to form a single monolithic membrane with no seams to split and no laps to lift. Existing seams and details are reinforced with polyester fabric before the topcoat for a fully bonded, watertight finish.

Roofs We Coat & Restore

Silicone bonds directly over nearly every commercial roof surface after the right prep and a passing adhesion test.

Metal Roofs

Stops rust and seals thousands of fastener penetrations and seams across standing-seam and screw-down metal — the single most common commercial restoration in Florida.

Single-Ply (TPO, EPDM, PVC, Hypalon)

Re-waterproofs aged, chalking single-ply membranes and restores reflectivity, applied directly over the existing roof after a passing in-field adhesion test.

Modified Bitumen & Built-Up (BUR)

Renews granulated mod-bit, APP, and gravel-free built-up roofs, sealing weathered surfaces and brittle laps (an asphalt bleed-blocker primer is used so staining never telegraphs through).

SPF & Concrete

The standard protective topcoat over spray polyurethane foam, and a durable waterproofing coat for concrete roof decks and low-slope structures.

A Premium Silicone System

We install a professional-grade 100% silicone coating engineered for the Florida climate — not a thinned big-box product.

Vapor-permeable so the roof can breathe, with outstanding adhesion and elongation that flexes through Florida’s daily thermal cycling without cracking. Available in reflective white and standard colors.

Up to 20 Years · Manufacturer-Backed

A Warranty the Manufacturer Stands Behind

This is the difference-maker. Beyond our own workmanship warranty, your coated roof carries a material-and-labor system warranty issued and backed by the manufacturer (Tropical Roofing Products, a SOPREMA company) in 10, 15, and 20-year terms. After our workmanship period ends, the manufacturer continues to stand behind the roof for the full term — real leak-free backing from the company that makes the product.

Backed

Issued by the manufacturer, not just the contractor. We are a manufacturer-approved applicator and install to their published specification.

Inspected

The manufacturer’s technical inspector signs off on both the substrate and the finished roof before the warranty is issued.

Transferable

If you sell the building, the warranty can transfer to the new owner — a documented asset that adds value at resale.

Our Restoration Process

A coating is only as good as the prep beneath it. Here is how we deliver a watertight, warrantable system.

01

Roof Assessment & Adhesion Test

We inspect the membrane, drainage, seams, and penetrations, check core samples for trapped moisture, and run an in-field adhesion test to confirm the existing roof is a candidate for coating rather than replacement.

02

Clean, Repair & Reinforce

The roof is power-washed and fully dried. We repair wet insulation and failed details, then reinforce every seam, penetration, and transition with polyester fabric embedded in silicone for a redundant watertight base.

03

Apply the Silicone System

The 100% silicone coating is spray- or roller-applied at the specified thickness in a single monolithic pass, curing to a seamless, reflective, ponding-resistant membrane that bonds directly to the prepared roof.

04

Manufacturer Inspection & Warranty

The manufacturer’s technical inspector verifies the substrate and the finished application, then issues the backed system warranty — up to 20 years, transferable if you sell the building.

Coating vs. Full Replacement

For a sound roof, restoration wins on nearly every line that matters to a building owner.

Restoration only makes sense on a roof that is a genuine candidate. If your roof is saturated or failing, we will tell you — and our commercial roofing and flat roof replacement teams handle it from there.

Commercial Roof Coating FAQ

Straight answers about restoring a commercial roof in Florida.

If the roof is structurally sound, the deck and insulation are dry, and the membrane has remaining service life, it is very likely a candidate. Coatings restore an aging roof — they are not a fix for a roof that is saturated or failing structurally. We confirm with a moisture check and an in-field adhesion test before recommending it, and we will tell you honestly if a replacement is the better call.
The system is warrantable for 10, 15, or 20 years depending on the thickness and specification applied, and a coated roof can be re-coated again at the end of that term to extend its life further — without another tear-off. Silicone holds up to Florida UV and ponding water better than acrylic or asphaltic coatings, which is why it carries the longest warranty terms.
A restoration coating is typically a fraction of the cost of a full tear-off and replacement, but the price depends on the roof type, its condition and prep needs, square footage, the number of penetrations, and the warranty term you choose. For an accurate, itemized assessment of your building, use our quote tool or call (941) 350-7501. Roof assessments are free and come with no obligation.
Yes — when the roof is a proper candidate. Because the coating is fluid-applied and self-leveling, it seals the seams, laps, fasteners, and penetrations that are the usual sources of commercial roof leaks, forming one continuous membrane with no seams to fail. Active leaks and wet areas are repaired first so the coating goes over a sound, dry roof.
Very little. There is no tear-off, so there is no exposed deck, no interior dust, and no heavy demolition noise. Work happens on the roof while your operations continue below, and the coating cures to a walkable surface, typically within a day or two depending on weather.
The material-and-labor system warranty is issued and backed by the coating manufacturer (Tropical Roofing Products, a SOPREMA company) — not just by us. As a manufacturer-approved applicator, we install to their specification and their technical inspector signs off on the substrate and the finished roof before the warranty is issued. That means the product itself stands behind the roof for the full term.
